Renting vs. Buying Near UCSC: What Santa Cruz Families Should Know This Fall

Every August, the same question comes up for UCSC families: rent for another year, or buy? With Santa Cruz’s average rent sitting around $3,450 a month, and standalone houses near campus frequently exceeding $4,500, the math is worth running before your student moves in this fall.

What renting looks like right now: Studio apartments average roughly $2,894/month, one-bedrooms around $3,347, and two-bedrooms about $4,141 numbers that make shared housing the norm for most students. Santa Cruz’s rental market runs at a premium compared to most of the country, driven largely by the size of the student population and how expensive it is to buy locally. UCSC’s Community Rentals office is the university’s main hub for finding off-campus housing and connecting with roommates, and it’s worth bookmarking before your student’s search begins.

One thing to plan around:  Fall 2026 housing assignments are expected to go out by the end of August, with most finalized by mid-August so off-campus searches tend to ramp up right around now, when families still don’t have their on-campus answer yet.

What buying looks like instead: 
For families who know their student (or students, if there are siblings coming up behind them) will be in Santa Cruz for several years, buying a property near campus is worth a serious look. The idea: purchase a home or condo, have your student live in it, and rent out the extra bedrooms to help cover the mortgage. Instead of paying rent to a landlord for four years with nothing to show for it, you’re building equity in a market that has historically held its value well given UCSC’s steady enrollment and Santa Cruz’s limited housing supply.
The tradeoffs are real a down payment, ongoing maintenance, and being a landlord (even informally) to your student’s roommates. But for multi-year plans, it often outperforms renting on a pure cost basis.

How to think about the decision
– One year left, or unsure if your student stays in Santa Cruz? Renting is simpler and lower-risk.
– Multiple years ahead, or more kids likely to attend UCSC? Buying starts to make more financial sense.
– Want rental income after your student graduates? A well-located property near campus can convert to a long-term rental or continue housing future students.
